Türkiye’s Real Estate Market in 2026: A Look at the Latest Official Sales Figures

Türkiye’s real estate market continues to record high levels of activity, supported by local demand, increased use of housing finance, and continued investor interest in both newly built and pre-owned residential properties.

According to the latest official data published by the Turkish Statistical Institute, TÜİK, approximately 699,516 residential properties were sold across Türkiye between January and the end of June 2026.

These figures show that although the Turkish property market recorded a limited cumulative decline, it experienced a notable recovery in June, particularly in new-property sales and mortgage-financed transactions.

Note: As of July 28, 2026, TÜİK had not yet published the residential property sales figures for July 2026. Therefore, this article uses the latest available 2026 data, together with July 2025 figures for comparison.

Nearly 700,000 Properties Sold in the First Half of 2026

Property Sales in Türkiye During June 2026

June 2026 witnessed a clear improvement in market activity, with 129,979 residential properties sold across the country.

June sales increased by 15.8% compared with the same month of the previous year, indicating stronger real estate activity at the end of the first half of 2026.

The June sales figures were as follows:

  • Total property sales: 129,979 units
  • New-property sales: 43,406 units
  • Pre-owned property sales: 86,573 units
  • Mortgage-financed sales: 25,993 units
  • Sales to foreign buyers: 2,015 units

New-property sales increased by 23.1% compared with June of the previous year, while pre-owned property sales rose by 12.5%.

Pre-Owned Properties Account for the Largest Market Share

Pre-owned properties represented 66.6% of total residential property sales in June 2026, with 86,573 units sold.

Newly built properties, meanwhile, accounted for 33.4% of the market, with 43,406 units sold.

These figures indicate continued strong demand for properties that are ready for immediate occupancy or rental, alongside a clear improvement in demand for new developments and properties being sold for the first time.

For investors, the choice between a new and a pre-owned property should not depend on price alone. Other important factors include the condition of the property, its location, construction quality, maintenance costs, rental potential, and expected future investment value.

Strong Growth in Mortgage-Financed Property Sales

One of the most notable indicators recorded in June 2026 was the significant rise in mortgage-financed property sales.

The number of mortgage-financed transactions reached 25,993 units in June, representing an annual increase of 72.1% and approximately 20% of all residential sales during the month.

During the first half of 2026, mortgage-financed sales reached 142,794 units, increasing by 32.2% compared with the same period of the previous year.

This increase demonstrates that financing options and payment conditions remain among the most influential factors in property-purchasing decisions, particularly for families and investors who prefer to spread payments over time rather than pay the full purchase price upfront.

Property Sales to Foreign Buyers in Türkiye

A total of 2,015 residential properties were sold to foreign buyers in June 2026, representing an increase of 20.1% compared with June of the previous year.

Foreign sales accounted for approximately 1.6% of total residential property sales during the month.

Between January and June 2026, foreign buyers purchased 9,083 properties, representing a decline of 9.2% compared with the same period in 2025.

Russian citizens ranked first among foreign buyers in June, purchasing 381 properties. Ukrainian and Iranian citizens followed, with 170 properties purchased by each nationality.

Despite the cumulative decline, the increase recorded in June reflects continued interest from international investors in the Turkish property market, particularly when projects offer reliable developers, clear title deeds, and locations suitable for both residential and investment purposes.

Residential Property Sales in July 2025

While awaiting the publication of the July 2026 statistics, the latest official figures available for July show that 142,858 residential properties were sold in Türkiye during July 2025.

This represented an increase of 12.4% compared with July 2024.

The sales breakdown was as follows:

Sales to foreign buyers1,913

Total residential property sales between January and July 2025 reached 834,751 units, representing an increase of 24.2% compared with the same period of the previous year.

What Do These Figures Mean for Real Estate Investors?

Türkiye’s property sales statistics reveal three main trends that investors should consider.

1. Continued Strength in Monthly Demand

Despite the cumulative decline during the first half of 2026, the increase recorded in June shows that demand can recover quickly when market and financing conditions improve.

2. The Growing Influence of Property Financing

The significant increase in mortgage-financed transactions highlights the importance of payment and financing conditions in purchasing decisions.

Projects that offer flexible payment plans may therefore be more attractive to buyers and investors.

3. Resilience in New-Property Sales

Sales of newly built properties increased slightly during the first half of 2026, while pre-owned property sales declined.

This reflects continued interest among some buyers in modern developments that provide higher construction standards, social facilities, and suitable payment plans.
