Gayrimenkul al\u0131m-sat\u0131m i\u015flemlerinde uygulanacak g\u00fcvenli \u00f6deme sistemi, 1 Temmuz 2026 itibar\u0131yla zorunlu hale geliyor. Bu sistem, sat\u0131\u015f bedelinin tapu devriyle e\u015f zamanl\u0131 olarak aktar\u0131lmas\u0131n\u0131 sa\u011flayarak gayrimenkul sat\u0131n alma s\u00fcrecini daha g\u00fcvenli ve \u015feffaf hale getirmeyi ama\u00e7l\u0131yor.<\/p>\n\n\n\n<p>\u00d6nceden al\u0131c\u0131 ve sat\u0131c\u0131, \u00f6deme y\u00f6ntemini kendi aralar\u0131nda belirliyordu; banka havalesi, nakit \u00f6deme veya \u00f6zel anla\u015fmalar gibi farkl\u0131 y\u00f6ntemler kullan\u0131labiliyordu. Yeni sistemle birlikte sat\u0131\u015f bedeli g\u00fcvenli bir sistem \u00fczerinden aktar\u0131lacak ve para, tapu devri resmi olarak tamamlanmadan sat\u0131c\u0131n\u0131n hesab\u0131na ge\u00e7meyecek.<\/p>\n\n\n\n<p><strong>Sistem al\u0131c\u0131y\u0131 ve sat\u0131c\u0131y\u0131 nas\u0131l koruyor?<\/strong><\/p>\n\n\n\n<p>Sistem olduk\u00e7a basit bir mant\u0131\u011fa dayan\u0131yor:<br>Al\u0131c\u0131, gayrimenkul bedelini g\u00fcvenli bir hesap veya \u00f6deme platformuna yat\u0131r\u0131yor ve bu tutar, tapu al\u0131c\u0131n\u0131n ad\u0131na tescil edilene kadar koruma alt\u0131nda tutuluyor. B\u00f6ylece doland\u0131r\u0131c\u0131l\u0131k ve hak kayb\u0131 riskleri azalt\u0131larak, en b\u00fcy\u00fck yat\u0131r\u0131m ara\u00e7lar\u0131ndan biri olan gayrimenkulde g\u00fcvenlik seviyesi y\u00fckseltiliyor.<\/p>\n\n\n\n<p><strong>Bu karar T\u00fcrkiye gayrimenkul piyasas\u0131 i\u00e7in neden \u00f6nemli?<\/strong><\/p>\n\n\n\n<p>Bu sistem yaln\u0131zca bireyleri korumay\u0131 hedeflemiyor; ayn\u0131 zamanda T\u00fcrk gayrimenkul piyasas\u0131na olan yat\u0131r\u0131mc\u0131 g\u00fcvenini de art\u0131r\u0131yor.
