Art\u0131k farkl\u0131 yorumlara a\u00e7\u0131k uygulamalar veya geni\u015f istisnalar bulunmamaktad\u0131r. Yabanc\u0131lar\u0131n yeni sat\u0131n al\u0131mlar\u0131nda tek ve ortak bir sistem uygulanmaktad\u0131r.<\/p>\n\n\n\n<p>Omran Trk olarak g\u00f6zlemimiz, bir\u00e7ok yat\u0131r\u0131mc\u0131n\u0131n h\u00e2l\u00e2 eski bilgilere g\u00f6re hareket etti\u011fi y\u00f6n\u00fcndedir. Bu nedenle sat\u0131n alma karar\u0131 \u00f6ncesinde mevcut \u015fartlar\u0131n net \u015fekilde bilinmesi \u00f6nem ta\u015f\u0131maktad\u0131r.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>2026 Y\u0131l\u0131 \u0130\u00e7in <a href=\"https:\/\/omrantrk.com\/tr\/\">Gayrimenkule <\/a>Dayal\u0131 \u0130kametin Temel \u015eart\u0131<\/strong><\/h3>\n\n\n\n<p>Mevcut uygulamaya g\u00f6re:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Konut niteli\u011findeki gayrimenkul\u00fcn de\u011ferinin en az <strong>200.000 ABD Dolar\u0131<\/strong> olmas\u0131<\/li>\n\n\n\n<li>Bu de\u011ferin tapuda resmi olarak kay\u0131tl\u0131 bulunmas\u0131<\/li>\n\n\n\n<li>Tapu tescil tarihinde T\u00fcrkiye Cumhuriyet Merkez Bankas\u0131 d\u00f6viz kurunun esas al\u0131nmas\u0131<\/li>\n\n\n\n<li>Gayrimenkul\u00fcn resmi olarak konut vasf\u0131nda olmas\u0131<\/li>\n<\/ul>\n\n\n\n<p>Tapuda kay\u0131tl\u0131 de\u011fer asgari tutar\u0131n alt\u0131nda ise, tapu d\u0131\u015f\u0131nda beyan edilen herhangi bir bedel dikkate al\u0131nmaz.<\/p>\n\n\n\n<p>Bu durum, mali planlaman\u0131n yaln\u0131zca sat\u0131\u015f fiyat\u0131na de\u011fil, tapuda kay\u0131tl\u0131 resmi de\u011fere g\u00f6re yap\u0131lmas\u0131n\u0131 zorunlu k\u0131lmaktad\u0131r.<\/p>\n\n\n\n<p><br><strong>Eski Sistem ile Mevcut Sistem Aras\u0131ndaki Fark<\/strong><\/p>\n\n\n\n<p><strong>\u00d6nceki D\u00f6nemde:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Baz\u0131 \u015fehirlerde daha d\u00fc\u015f\u00fck alt limitler<\/li>\n\n\n\n<li>De\u011ferleme raporlar\u0131nda daha esnek uygulamalar<\/li>\n\n\n\n<li>Tapu bedelinin kayd\u0131nda daha s\u0131n\u0131rl\u0131 denetim<\/li>\n<\/ul>\n\n\n\n<p><strong>Mevcut Sistem (16 Ekim 2023 sonras\u0131 al\u0131mlar i\u00e7in):<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>T\u00fcm T\u00fcrkiye\u2019de ge\u00e7erli tek alt s\u0131n\u0131r: 200.000 ABD Dolar\u0131<\/li>\n\n\n\n<li>Tapuda kay\u0131tl\u0131 de\u011ferin esas al\u0131nmas\u0131<\/li>\n\n\n\n<li>Daha s\u0131k\u0131 mali ve hukuki denetim<\/li>\n\n\n\n<li>Konut niteli\u011finin kesin ve resmi olarak do\u011frulanmas\u0131<\/li>\n<\/ul>\n\n\n\n<p>Bu d\u00fczenleme, piyasan\u0131n daha \u015feffaf ve kontroll\u00fc i\u015flemesini, fiyat manip\u00fclasyonlar\u0131n\u0131n \u00f6nlenmesini ve ger\u00e7ek yat\u0131r\u0131m\u0131n te\u015fvik edilmesini ama\u00e7lamaktad\u0131r.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Gayrimenkul \u0130kameti ile Yat\u0131r\u0131m Yoluyla T\u00fcrk Vatanda\u015fl\u0131\u011f\u0131 Aras\u0131ndaki Fark<\/strong><\/h3>\n\n\n\n<p>Bu iki kavram s\u0131k\u00e7a kar\u0131\u015ft\u0131r\u0131lmaktad\u0131r; ancak aralar\u0131nda temel farklar bulunmaktad\u0131r.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Gayrimenkule Dayal\u0131 \u0130kamet<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Asgari yat\u0131r\u0131m: 200.000 ABD Dolar\u0131<\/li>\n\n\n\n<li>K\u0131sa d\u00f6nem ikamet izni (1 veya 2 y\u0131l, yenilenebilir)<\/li>\n\n\n\n<li>Otomatik \u00e7al\u0131\u015fma hakk\u0131 vermez<\/li>\n\n\n\n<li>Vatanda\u015fl\u0131k sa\u011flamaz<\/li>\n\n\n\n<li>Gayrimenkul m\u00fclkiyeti devam etti\u011fi s\u00fcrece uzat\u0131labilir<\/li>\n<\/ul>\n\n\n\n<p>Bu model, yasal oturum hakk\u0131 sa\u011flar; ancak vatanda\u015fl\u0131k stat\u00fcs\u00fc kazand\u0131rmaz.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong><a href=\"https:\/\/omrantrk.com\/tr\/\">Gayrimenkul <\/a>Yat\u0131r\u0131m\u0131 Yoluyla T\u00fcrk Vatanda\u015fl\u0131\u011f\u0131<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Asgari yat\u0131r\u0131m: 400.000 ABD Dolar\u0131<\/li>\n\n\n\n<li>Gayrimenkul\u00fcn en az 3 y\u0131l sat\u0131lmama taahh\u00fcd\u00fc<\/li>\n\n\n\n<li>Daha kapsaml\u0131 idari ve g\u00fcvenlik incelemesi<\/li>\n\n\n\n<li>Tam vatanda\u015fl\u0131k ve T\u00fcrk pasaportu hakk\u0131<\/li>\n\n\n\n<li>E\u015f ve 18 ya\u015f alt\u0131 \u00e7ocuklar\u0131 kapsar<\/li>\n<\/ul>\n\n\n\n<p>Vatanda\u015fl\u0131k, t\u00fcm medeni ve hukuki haklar\u0131 i\u00e7eren tam bir stat\u00fcd\u00fcr.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>2026 Y\u0131l\u0131nda Piyasaya Yat\u0131r\u0131m Perspektifinden Bak\u0131\u015f<\/strong><\/h3>\n\n\n\n<p>B\u00fcy\u00fck \u015fehirlerdeki mevcut fiyat seviyeleri dikkate al\u0131nd\u0131\u011f\u0131nda, 200.000 ABD Dolar\u0131 e\u015fi\u011fi art\u0131k bir\u00e7ok b\u00f6lgede do\u011fal olarak a\u015f\u0131lmaktad\u0131r. Yeni projelerde bu tutar \u00e7o\u011fu zaman ba\u015flang\u0131\u00e7 seviyesinin \u00fczerindedir.<\/p>\n\n\n\n<p>Buna kar\u015f\u0131l\u0131k geli\u015fmekte olan baz\u0131 b\u00f6lgelerde h\u00e2l\u00e2 alt s\u0131n\u0131ra yak\u0131n se\u00e7enekler bulunabilmektedir.<\/p>\n\n\n\n<p>Ortalama y\u0131ll\u0131k kira getirisi, konuma ve proje niteli\u011fine ba\u011fl\u0131 olarak genellikle %4 ile %7 aras\u0131nda de\u011fi\u015fmektedir.
